- INTRODUCTION
1.1 LIVEO GROUP PTE. LTD. and our related companies ("we," "us," or "our") operate the LiveoHome mobile application and the LiveoCondo management platform (collectively, the "Offerings").
1.2 This Privacy Policy describes how we collect, use, disclose, and process your Personal Data in compliance with the Singapore Personal Data Protection Act (PDPA) and, where applicable, the Building Maintenance and Strata Management Act (BMSMA).
1.3 By using LiveoHome, you acknowledge that you have read and agreed to this Privacy Policy. This Policy should be read in conjunction with the LiveoHome User Terms of Use.
1.4 Data Role Clarification: In the context of estate management, your MCST (Management Corporation Strata Title) and its Managing Agent (MA) are the Data Controllers who determine the purposes for which your data is processed. Liveo acts as a Data Intermediary (Data Processor) processing data on behalf of and according to the instructions of your MCST.
- COLLECTION OF PERSONAL DATA
In addition to general device and usage information, we collect the following specific data to provide property management services:
2.1 Account & Identity Data: Name, mobile number, email address, and unit details. To verify your residency ("Unit Binding"), you may be required to provide supporting documents (e.g., Tenancy Agreement or Sales Completion Letter) which are reviewed by your MA.
2.2 Biometric Data (Facial Recognition): If you opt-in for facial recognition access, we collect and store facial templates.
- Note: We prioritize security by converting facial images into encrypted mathematical templates. Raw images are typically not stored after the template is generated, unless required by your MCST's specific security protocols.
2.3 Financial & Transaction Data: * Payment Verification: When you upload screenshots of bank transfers/PayNow for facility bookings, we process the images and may use OCR (Optical Character Recognition) technology to extract transaction IDs, dates, and amounts for verification by the MA.
- Billing: Information related to management fund or sinking fund payments.
2.4 Vehicle & Access Data: Vehicle license plate numbers (for LPRS), access card ID numbers, and logs of entry/exit timestamps via QR codes, PINs, or physical cards.
2.5 Service Request Content: Information provided in forms such as Renovation, Moving In/Out, or Feedback/Complaints, including any photos or descriptions attached.
- PURPOSES OF COLLECTION, USE AND DISCLOSURE
We process your Personal Data for the following purposes:
3.1 Estate Management & Security:
- To verify your identity and grant digital/physical access to the estate and facilities.
- To maintain an accurate Register of Subsidiary Proprietors and occupiers as required under the BMSMA.
- To facilitate the invitation and security clearance of your visitors.
3.2 Operational Efficiency:
- To process facility bookings and verify payments.
- To manage work orders, renovation permits, and feedback loops between you and the MA.
- To send official "Circulars," "Notices," and community "Event" updates via push notifications and email.
3.3 Property Marketplace:
- To enable the posting of your property listings to the Liveo public platform if you choose to utilize the "List Property" feature.
- DISCLOSURE TO THIRD PARTIES
We may share your Personal Data with:
- Your MCST and MA: For the day-to-day administration of your condominium.
- Third-party Service Providers: Including payment gateways (for facility fees) and integrated security hardware providers (e.g., CCTV or smart lock vendors).
- Professional Advisors: Such as auditors or legal counsel engaged by the MCST.
- DATA RESIDENCY
5.1 Local Data Storage: All Personal Data collected through the Offerings is stored on secure cloud servers located within the Republic of Singapore (provided by Amazon Web Services - AWS). We take reasonable steps to ensure that your Personal Data is stored and processed in accordance with the PDPA.
- DATA SECURITY & RETENTION
6.1 Security Measures: We use industry-standard encryption (SSL/TLS) for data in transit and robust encryption for sensitive data at rest (especially biometric templates).
6.2 Retention: We retain Personal Data only for as long as necessary to fulfill the management purposes of the MCST or as required by law (e.g., financial record-keeping requirements under the BMSMA). When you "Unbind" from a unit or delete your account, your data is anonymized or destroyed, subject to the MCST’s data retention policies.
- YOUR RIGHTS (ACCESS, CORRECTION, AND WITHDRAWAL)
7.1 You have the right to request access to, or correction of, your Personal Data held by us.
7.2 You may withdraw your consent for certain data processing (e.g., opting out of facial recognition). Please note that withdrawing consent for essential data (like unit binding) may result in your inability to use the App for estate access or bookings.
